Top 5 Things to Check Before Booking a Hotel

A pre-booking checklist for hotel stays: the all-in total, cancellation terms, mandatory fees, location reality and rate conditions.

The headline nightly rate is where hotel shopping starts, not where it ends. This checklist runs through the five things worth confirming on the booking screen itself — before the card details are entered.

Check the all-in total

For U.S. bookings, the FTC's Rule on Unfair or Deceptive Fees (effective May 12, 2025) requires short-term lodging sellers to display the total price upfront, including mandatory fees such as resort fees. Use that: compare the upfront totals for the exact same room type and dates across sites, and watch for taxes — permitted to be shown later in the process — added before payment. Two hotels with similar rates can differ by a meaningful amount once everything is counted.

Read the cancellation terms closely

Find the cancellation deadline and the time zone it is measured in, whether you have prepaid or pay at the property, and what a "non-refundable" rate actually forfeits. If your plans are uncertain, the flexible rate's higher price is often cheap compared with losing a prepaid stay entirely — but that is your call to make with the deadline visible.

Separate the mandatory from the optional

Some stays carry charges beyond the room: parking, destination or facility fees, and in some properties charges bundled into a "resort fee" with amenities you may not use. Check what is mandatory, what is optional, and what the fee includes — paying for facilities you will never touch is a price difference disguised as an amenity.

Look at the real location, on a map

Neighborhood names flatter every hotel. Open the map and check what is actually within walking distance of where you need to be, how you would get around if it is not, and what the arrival situation looks like at night. A cheaper rate twenty minutes from your plans may cost more in time, rides and parking.

Check the rate conditions

Member rates, advance-purchase rates and loyalty programs each come with conditions: prepaid versus payable at the hotel, points and nights credited or not, and whether the "deal" rate strips the flexibility you wanted. Read what the rate includes before assuming it beats the standard one.
